Our first flip

If I haven't mentioned it yet, my dad and brother are both general contractors and build gorgeous homes! My brother had a client that he was doing a remodel job for and she decided that she wanted to try and invest in a home to flip. He brought me in to help out in finding a good home for this adventure.

A popular neighborhood or area around the city we live in is a very good place for investors to find old homes to renovate and "flip" meaning they renovate the home then resell it for a profit. So the three of us were on our way to a home to view and this house caught my attention. It was listed for sale but had not been one we were going to see, which is still a mystery. I convinced them that we needed to stop and see it as it was vacant and they agreed. I was so glad they did. This was it! It was the perfect home to give a new life to and certainly held potential to make her a nice profit. We crunched numbers and in 2 weeks it was a done deal!

I was so excited about this home as we would have it listed for sale in the next few months and it gave me a great opportunity to have more potential clients. So I did my normal routine-lined up my photographer, created the MLS listing and had it waiting to go live once we received the photos. I held a few open houses and within a few weeks the home was under contract!

One really neat thing about this home though is that the photos caught the eye of a big agent in the area who happened to be filming a show for HGTV and they wanted this home to be one of the 3 choices for the clients looking! SAY WHAT! HGTV- are you serious!?! I gave credit to my wonderful photographer as she did such an amazing job on the photos and thats what caught the eye of the person getting it on the show. So the home was featured on a show which I don't believe lasted very long but still, we were ecstatic!
